The challenge

A brand-new community between Chicago and Milwaukee, with buildings delivering one at a time.

Inspire Prairie Springs is a 710-home community from Bond Companies, built in phases. Renters had to find it, tour it and sign before most of it existed, and every building opening needed leases waiting.

What we did

A lease-up program built on tracking first, then paid social, search and SEO.

  • Strategy and audit. A digital audit and lease-up plan paced to each building delivery.
  • Paid social. Meta campaigns that turned out to drive most signed leases.
  • Search. Google and Bing search, plus tests on Apple Maps and ChatGPT ads.
  • Lead-to-lease tracking. Leases matched back to their source through the CRM, so budget follows signed leases.
  • SEO and reviews. Organic search work and QR review pages for new residents.

Where it stands

The first building was 40% leased before it opened, and 69 leases were signed by mid-August 2026.

Lead-to-lease data shows social ads drive about 75% of signed leases, so that is where the budget goes. Inspire also leads its competitors in organic search visibility and non-branded organic traffic growth.
