The challenge

Nine suites competing with every hotel in downtown Chicago.

Stay One Chicago is a small luxury hotel inside One Chicago, with suites designed by Donna Mondi and guest access to a 125,000 sq ft Life Time club. It needed direct bookings, not just third-party ones, and a website search engines could fully read.

What we did

Search, social and SEO built around direct bookings.

  • SEO audit. A technical audit that found most of the site wasn't indexed, with a fix list and a rebuild plan.
  • Google Ads. Search campaigns for high-intent hotel searches in River North.
  • Meta retargeting. Retargeting for visitors who looked but didn't book.
  • Video. Video ads across Meta, Google and YouTube.
  • Reporting. A dashboard that tracks direct and third-party revenue side by side.

Where it stands

Stay One Chicago reached 78% occupancy in May 2026.

We're now fixing booking attribution so direct revenue is credited to the campaigns that produce it.
